Active-adult living is one of the smartest conversations in South Orange County real estate, and Grant's Orange County Living channel gives it the tour treatment. This post is the written companion to one of those videos, embedded below.
The 55+ option, at The Ranch and beyond
Active-adult living in South Orange County comes in two flavors: the gated Gavilan enclaves tucked inside Rancho Mission Viejo's villages, with single-level homes, clubhouses, and pickleball, and established 55+ communities like Palmia in nearby Mission Viejo that have decades of social calendar behind them. Both put low-maintenance living first.
The same four questions do the work in any community: confirm the age rules, read the HOA, check amenity access, and look at resale history. Answer them all on paper and the spreadsheet makes the decision for you, which leaves the touring to be fun.
Tours are for shortlisting; the front door is for deciding.
